We can even get more granular with manufactured homes, Section 184, 203k, HomeStyle, and HomePossible options. We will even submit an application on your behalf if you have a special product you offer and we don't have.

We have a capital markets team that is always looking at pricing compared to market. We traditionally are right in line with other retail lenders and tend to over compete in the government arena. Branch Managers can pick their price (margin) for the branch depending on what they are comfortable with.

We take a common sense underwriting approach and follow AUS findings. We are in the business to close loans and can go down to as low as a 580 credit score.

Two things: First, we are state licensed so we are able to take a more flexible approach in the products we offer. Second, we are able to market to a more local presence since we are individually licensed in each state unlike a bank. Today, we are licensed in 46 states and we are actively working on being licensed in all 50 very soon. The only states we don't have a license today are NY, MA, ME, and AK, with plans to obtain these very soon!

We are able to do all of our FHA HECM's whether that's a H4P or Refinance. We also offer the FAR and Longbridge Jumbo products through a Principal Agent relationship, and the RMF products brokered.

We pay you based on UPB. The branch retains 100% of the YSP and origination fee where applicable on all Open products and the Longbridge and FAR products. Payroll is weekly so you get your commission sooner than most.

Operations allows in-house processing and common sense underwriting, along with E-Closings to sign 90% of docs before going to title. Operational Excellence is achieved through leadership, KPI measurables, and utilizing efficiency systems like Day 1 Certainty and Lodestar. We are known for making home ownership possible when competitors can't.

We are positioned to underwrite everything in-house and also have delegated approval for most of our niche products. We are on a trajectory to gain Ginnie Mae approval and are already a seller/servicer through Fannie.

We have an onboarding team in place that helps you from your pre-onboarding all the way through your first six months at Open Mortgage. You will go through guided courses to learn our systems and how we do business as well as have your own personal Onboarding Relationship Manager facilitating your onboarding and any questions you may have. Our onboarding is structured so that you'll have confidence to build a pipeline and use the LOS on Week 1.
